After a 15 year management career with Barnes & Noble, I decided to go full-time into real estate sales to go along with my real estate investment activities. As a RealtorĀ®, customer service is even more important than in my store, where everyone felt at home.

Since then customer service has remained, to use an overworked phrase, my middle name. I've helped many buyers buy and sellers sell their homes, steering them carefully through what can be an amazingly complex transaction. I've earned the trust and respect of many of my clients, and hope to earn yours, too.

Call me for any or all of your real estate needs. I look forward to assisting you.

And don't forget: When you enlist my help, you help the charity of your choice! I'll donate 10% of my net commission to your favorite charity.
ABR member. (Accredited Buyer Representative) The ABR designation requires specialized coursework, of course, and experience. You have to have done the deals.

SRS certified. (Seller Representative Specialist)

e-Pro certified. (e-Pro is a certification of web-based communication, home-selling, and site-building skills available from the National Association of Realtors)

GRI certified. (Graduate, Realtor Institute)

This, of course, in addition to boyish charm and rugged good looks. Okay, not really, but an okay sense of humor anyway.

As Manager of the first Barnes & Noble in Mankato, I remain most proud of the fact that so many people thought of our store as their home-away-from-home, and that my staff and I were able to make them feel that way with our friendly and thoughtful customer service.

Your own font! Really! For a measly nine bucks!

You heard it here first, or maybe you didn't. I just found out about a site that will allow you to create your own font that, theoretically, will look like your own handwriting! As a Realtor, I think it would be great to have my own font so I could type ...

Contracts for Deed part three: interest rates (and more about payment schedules...)

Time to cover another important number, but first a regression to yesterday's topic. As I said in part two of this series on contracts for deed, as the Seller of some fine Mankato real estate, I wouldn’t go for anything but a standard 30 year amortization ...

Contract for Deed part two: Amortization and Balloon Payments

Before we get to the actual balloon payment, I want to talk about amortization schedules. In my contract with you, I’m going to insist on a regular amortization the way a bank would. None of that “Every $800 payment will be $200 towards the house ...

In Minnesota, contracts for deed are called contracts for deed, obviously, but elsewhere they might be called land contracts or installment sale contracts. So, your credit isn't the greatest, and you've heard a contract for deed might be a good idea, ...

The Little Website That Could, part two.

Last time we checked, our hero had spent time, money and energy on his real estate website, www.MankatoHomesOnline.com , but really, there was little chance for a new website of getting out from the shadow of Mankato real estate's electronic Goliath of ...

The Little Website That Could, part one.

Google. The very name strikes fear into the hearts of men. In the world of search engines, Google rules. Of course, there are lesser perils, and many of them, but none can compare to the utter might and terrible magnificence of Google. So, how to tame the ...

Spring, robins, and the market heating up. The cycle begins again.

The other day I decided that winter was over. (Just after we had the last cold front move out, that is.) Now we're seeing sixty degree days and a nice south wind to dry things out. It won't be long before the farmers can get out into their fields. ...

Mankato Buyer's Market and Market Saturation

When it comes to the price attached to a home for sale, buyers and sellers are looking for opposite things. Sellers want to sell their home for as much money as possible. Buyers want to pay as little as possible for their new home. Who wins? It depends on ...

My bad. Only "first-time homeowners" qualify for the $8000 tax credit. Here are the details:

Dang. I thought it was going to be anyone who bought a personal residence that would benefit from the tax credit that recently passed as a part of the stimulus package. That was something the NAR was lobbying for. Unfortunately, the $8,000 tax credit only ...
