Brittany Estates of Tallahassee is a single-asset entity that was formed to take advantage of a market mistake in the pricing of mobile home parks. When land prices were reaching $100,000 per developed lot for single family homes, this organization was able to buy a 300 unit mobile home park in a prime, in-town location, for the discounted value of the cash flows from the mobile homes in the park. At that time, the park was only 1/2 occupied and it was only available to people with mobile homes who wished to rent lots. This created an opportunity to buy and hold the park for less than the land value, purchase used mobile homes to fill the vacancies, and triple the value of the park. This action has created several million dollars in additional equity. The location of this asset is so prime that it will always be a candidate for future residential or commercial development.

Tallahassee Real Estate Holdings is a real estate development and holdings company that was formed to take advantage of a market mistake in the pricing of mobile home parks. This created an opportunity to buy and hold the park for less than the land value, and then clear each park and develop the land for single family residences when the demand was right. Thus far, Tallahassee Real Estate Holdings has purchased six mobile home parks and holds roughly 160 mobile homes as rental units, while having developed two of the parks into residential communities.
