They are a non-profit which began in 1988 with base funds coming from Eli Lilly. They begin with a counseling session to put you on the right track to home ownership. They first review your current credit report (merged from all three reporting agencies), then determine your debt ratio, then develop a plan that will help you purchase and maintain your new home. Depending on your situation, this process can be as little as a few month's. They offer finacial counseling, educational programs and expert advice all free of charge.
They have a complete home ownership training class that will help you feel comfortable and knowledgeable about your new purchase. The program is recognized by many banks and mortgage companies for special mortgage incentives for just completing the class.
