SELLING SAINT LOUIS AND ALWAYS WITH A SMILE! I have been on both ends of the spectrum (residential mortgages and real estate sales) and I just love real estate! I am easy to get along with and always motivated to get a deal worked out and moved quickly to closing. If you want an agent who is down to earth and loves real estate then you can call on me!!!! I love what I do. My enjoyment comes from helping buyers and sellers from start to finish. I also thrive to assist the first time home buyers to move in through GRANT programs such as MHDC or Tax Credits and I am an expert when it comes to FHA Financing. I have over 12 years in the business from mortgage banking, real estate sales and property management. I have a wonderful team of people to assist my clients to make the transaction close smoothly.

I have lived all over Saint Louis so I will venture to any areas. I do specialize in Ballwin, Chesterfield, Creve Coeur, Ladue, Frontenac, and Town and Country all areas where I have resided in over the years.

I enjoy traveling, snowboarding, biking, volleyball, XBOX360, Movies, Macaws (my parrot Harley as well as all birds), Earth Day in Forest Park, Wine Tastings, The Muny, The Zoo, The Saint Louis Art Museum (Monet is my favorite), Science Center, Lifetime Fitness, Lunches with friends(clients) and other realtors and good old Saint Louis thunderstorms!

I am available to you 24 hours a day, 7 days a week and I look forward to assisting you. Please do not hesitate to contact me with any and all questions.

My skills and experience make me one of the top agents in the real estate market. Let The Murphy Team put our experience to work for you!

INFORMATION ABOUT CANDICE MURPHY

1. How many hours per week do you devote to selling real estate?

70+ Hours every week, I am considered a work horse. You will often find me at home on a Friday and Saturday night marketing a property and preparing for a busy week.

2. At what level of business do you think it is beneficial to hire a personal assistant or team member? Is your assistant licensed or non-licensed? Which do you think is better? How much growth can you attribute to having a personal assistant/team?

I have 5 Team Members and Assistants that are all licensed. I think that it is better having the licensed Team Members as they can show property and prepare contracts when non-licensed assistants can not do this.

3. How do you generate leads?

I am a heavy internet marketer, I use call capture systems, I use virtual tours, private property videos, custom property websites, syndication systems that post to many sites automatically and audio tours of the property.

4. How do you manage leads?

QUICKLY! People do not want to wait to see a property, which is why I have 5 Team Members ready to go at all times.

5. If you are on a listing call and the seller wants to overprice their home, will you take the listing at a price that you think is too high? Are there conditions that you will take an overpriced listing?

I feel that it is VERY IMPORTANT to price your property correctly the first time because in this market it will not sell if it is not priced right. You could have your home on the market for months without a single offer. So I am very open, honest and straightforward on what needs to be done to sell a property.

6. What computer programs do you use?

The correct question would be, “which computer programs do you NOT use?”

7. How do you sell against companies that have substantial newspaper advertising?

I will post open houses and other notifications in the newspaper and by request. Here is the thing, when is the last time you READ the newspaper?

8. What type of personal promotion do you use? How much do you spend on personal promotion annually?

I generate FANTASTIC color brochures, flyers, postcards and property videos on DVD’s for EVERY single home that I list. I spend more marketing dollars than the average agent by far.

9. Do you “farm” and/or specialize in a specific area?

I specialize in Frontenac, Ladue, Town & Country and Creve Coeur as I spent my childhood in these areas and I am still affiliated heavily with John Burroughs as I am an Alumni.

10. Do you review the sale contract with your buyers/sellers prior to writing or receiving an offer?

I review everything with buyers and sellers prior to writing or receiving and offer because everyone needs to fully understand what they are signing. Buying or selling a home is a large commitment and one that you must feel comfortable and at ease with, it is my job to provide that service.

11. What is your greatest strength as a Realtor? What is your weakness?

My greatest strength is my creativity by far, I think outside of the box and I feel that this is key to success in an unconventional marketplace. I am also very optimistic and feel that I have great people skills. I have lived all over the country from Aspen to Malibu and therefore when I am out in public I talk to everyone. You will be amazed how many homes I have sold just from talking to people in line at the grocery store or the gas station. People love to talk real estate to me because I love it so much and have an excitement level about homes like no other.

My weakness is that I will often work too many hours and will neglect my own personal balance. I will forget to eat or run out of time and not be able to attend yoga. So finding a balance has always been difficult for me, quite simply because I love what I do.

Thank you for you understanding!

I wanted to take the time to write as I sit here at my computer, marketing for my three newest listings which came on the market today. I really feel that it is important to let everyone know how many hours I put into this business that I love so very much ...
