Nick -

We've got no such clause in Arizona, so I can't help.

Isn't your broker required to appoint a designated broker in his/her absence?

Real estate laws and practices can vary significantly from state to state. Perhaps someone in Ohio can answer your question, but you're talking about clauses in purchase contracts -- not something to take lightly. Nothing against our fine Ohio based agents, but I wouldn't do anything without confirming with your broker or whoever is covering for them first.

WOW! That was just plain rude Nick!!!!!!

Anyone on here that reads these message boards knows first hand that Jay is one of the most if not THE most helpful person on here!

In Jay's defense, you should of taken it upon yourself to talk to someone in your office that knows the laws in your state instead of coming online and asking for help! He pointed out that you should take the advice of who ever is in charge in your office, not people on here regarding those types of issues you have with a contract on the table!

Rude, rude, rude! Just plain rude!

I'm sure a few people will remember your name. I'll be sure to file it away in the back of my mind and the next time you have a question....maybe NO ONE will help you out at all!

Unnecessary response, especially since you probably did exactly as Jay suggested and asked someone in your office. Sponges (Floyd Wickman's description of newbies) need to be appreciative of any and all advice they receive.

Wow...for someone coming right out of the blocks on our threads and to say something that rude to one of the best guys on Point2...That was pretty rude young man. Now there's a guy's comments worthy of being put on moderation and banishment by P2...

Wow...I can't believe that. Jay you deserve better than that. With a response like that, I won't be answering any question or give any advice to Nick anytime soon. Afraid the newbie might feel my advise isn't good enough and get my head ripped off for my efforts.

There are 100,000+ agents on the Point2 network and I'm guessing any of them that read this post will not be sending you any referrals.

Imagine Nick 1/10 of 1% of the agents even sending you 1 referral in your lifetime as an agent. You just through away 100 referrals. You need to treat your fellow agents just like you would like to be treated.

If you treat all other agents like that in your neighborhood. They will not show your listings or accept your offers. I have seen it done! They just tell their clients that that agent is hard to work with.

Well me personally, I hope they never remove his comments, because the more people that see and read what he wrote, then less likely he is to find someone on here to help him out!

Isn't it wonderful to know that everytime some makes a comment in these message boards, that it just shoves the whole thread right back up to the very top, instead of burying it like I'm sure Nick would like to see happen!

I wish his office had email I would have emailed the thread to his broker to show broker what a star they had on board.

Weren't we all taught to share and share a-like? We are just sharing this thread with all the other Point2 agents out there....over and over and over and over again!

By the time this thread is read enough, I think ole boy Nick will get the point of what being that rude to people on here will do for you!

Apparently he's too full of himself to even apologize!

There was no reason for him to say what he said to Jay.

.....maybe he ate a bowl of carpet tacks for breakfast that day!
